🔑 3-bedroom properties: average sold price around £152,000

Average time on the market: approximately 12 weeks

📉 Average asking-price reduction: around 1.2%

🏘️ SO, ARE 2-BEDROOM HOMES REALLY WORTH MORE THAN 3-BEDS?

Not necessarily — and this is where local market data needs some context.

The current August figures show the average recorded sale price for 2-bedroom properties sitting above the 3-bedroom average.

But that does not mean a 2-bedroom house in Port Tennant is generally worth more than a comparable 3-bedroom house.

Port Tennant is a relatively small local market, so averages can move noticeably depending on which particular properties have completed.

Street, condition, property type, level of refurbishment, tenure and the circumstances of an individual sale can all affect the final figure.
